Dan Lyons joined Rockport Mortgage Company in 1996 and is now the Managing Partner and President of the firm, bringing over 30 years of combined HUD and mortgage lending experience to Rockport’s clients.
Dan participates in all phases of loan origination, underwriting, deal structuring, processing and closing, with core expertise in market-rate and affordable rental housing. He also specializes in the restructuring/recapitalization of HUD assisted projects as well as in the financing of market rate rental housing. Through his career, Dan has closed over 700 transactions encompassing over $10 billion in project financing for Rockport.
A recognized national expert on affordable housing policy, Dan has participated on numerous panels sponsored by HUD and leading industry organizations, including the Mortgage Bankers Association, addressing the complex issues challenging this sector, as well as the multifamily housing and assisted living markets.
Starting his career at the Department of Housing and Urban Development (HUD), Dan’s responsibilities as a Multifamily Housing Representative included advising and coordinating all activities required of clients participating within Federal housing programs for new and rehabilitated properties, as well as assurance of compliance with the often-complex HUD regulations.
Dan manages a highly skilled and specialized team of professionals at Rockport, many of whom serve active roles in prominent industry groups, including the Mortgage Bankers Association (MBA), National Leased Housing Association (NLHA), and Institute for Responsible Housing Preservation (IRHP). Eric began his career in 1976 and has been a real estate appraiser and counselor for over thirty years. Having worked for Dolben Appraisal and Consulting in the Boston area since 1978, Eric founded Lubershane Associates, Inc. in 1995. His appraisal and counseling assignments have encompassed over 500 multifamily properties with a valuation of over $3B.
Eric holds a B.S. in Psychology from the University of Illinois and has attended numerous seminars and educational programs, including those at the Harvard University School of Design and Professional Development and the Lincoln Institute of Land Policy. He has served as a faculty member in real estate appraising for the Appraisal Institute and for the Bentley College Real Estate Program.

In 2010, Eric Keifer joined Rockport Mortgage Corporation with over twenty years of commercial mortgage experience in the multifamily and healthcare arenas. At Rockport Mortgage, Mr. Keifer oversees all HUD- insured multifamily and healthcare closings from loan commitment through securitization including the coordination of scheduling and funding with permanent lenders and investors while ensuring compliance with permanent lender requirements.
Mr. Keifer has provided strategic structuring expertise to a broad range of transactions, including all aspects of affordable and FHA matters. These include FHA multifamily mortgage insurance underwriting issues and closings, Mark-to-Market debt restructurings, FHA-insured loan prepayments, Section 236 IRP Decoupling, ELIHPA (Emergency Low Income Housing Preservation Act) Recapitalizations, LIHPRHA (Low Income Housing Preservation and Low Income Housing Act) Recapitalizations, transfers requirements, workouts. He also has extensive knowledge of the Section 8 program, including HUD’s Section 8 HAP Contract Renewals/Long-Term Contracts, Mark-Up-To-Market, Mark-Up-To-Budget, Section 8 Enhanced Vouchers, and Section 8 Project Based Vouchers.
Throughout his career, Eric has been extensively involved in structuring, closing, and administering numerous transactions involving multiple sources of funds, both public and private. These deals include tax-exempt bonds, LIHTC, Historic Tax Credits, HOPE VI loans, HOME funds, TCAP exchange funds, and state and local sources of funds. He has extensive knowledge of the regulations, rules, and practices of the current and former FHA loan insurance programs and has involved in drafting and presenting relevant legal and technical presentations to HUD and industry group meetings.
Mr. Keifer earned a J.D. from Western New England College School of Law in 1997. He began his career as General Counsel for Commercial Capital Corporation in New York City, overseeing Small Business Association loan closings. From there he moved into the closing department of GMAC Commercial Mortgage Corporation closing HUD-insured loans. In 2000, he joined the law firm Hessel & Aluise, PC, in Washington, DC, where his practice focused primarily on HUD-related matters. In 2002, Mr. Keifer re-joined GMAC Commercial Mortgage Corporation as Senior Vice President and Manager of the FHA Closing Department.

Linda Pellegrino joined Rockport Mortgage Corporation in February 2002 as Vice President. In this capacity, she is responsible for the origination and structuring of HUD-insured mortgage loans, with a concentration in the recapitalization and preservation of affordable housing communities across the nation.
Utilizing 30 years of expertise achieved through the successful navigation of highly complex FHA-Insured financing and HUD preservation initiatives, Linda specializes in developing innovative transaction structures utilizing the wide variety of value-enhancing incentives available to owners of HUD-assisted communities. Linda further utilizes her affordable housing expertise by serving as Rockport’s Principal Policy Advocate on HUD regulatory and administrative initiatives. Since joining Rockport, Linda has completed recapitalizations on more than 242 properties resulting in refinancing proceeds of over $3 billion.
Prior to joining Rockport, Linda served as Vice President for Recap Advisors, a Boston-based affordable housing consulting firm. There she developed, negotiated and implemented complex recapitalizations for primarily HUD-regulated and subsidized properties, including initiatives to renovate properties and extend their affordability using various preservation tools such as Mark up to Market (MUM), Mark up to Budget (MUB), Mark to Market, Flexible Subsidy Use Agreement renegotiation, Section 236 IRP Decoupling and Section 202 recapitalization.
Linda began her career at HUD and last served as a Senior Asset Manager in the Boston HUD Office, where she managed a large portfolio of affordable properties and designed and negotiated innovative workout strategies for distressed assets.
A graduate of the University of Massachusetts at Dartmouth, Linda has completed 600 hours of HUD training in housing finance and management, as well as additional course work in finance, management, community development, and housing policy at the University of Maryland, Boston University, and Harvard’s JFK School of Government. Linda currently serves as a Board Member for the National Leased Housing Association.
In December 2019, Linda was named Professional Woman of the Year by the Institute of Real Estate Management.

Prior to his time at Rockport Mortgage, James earned his B.A in Economics from Saint Michaels College. He began his career as a Fixed Income Trader and Portfolio Manager at The Bank of New York Mellon. While at The Bank of New York Mellon he focused on trading Taxable, Tax-Exempt, and MBS debt securities for over 300 Fixed Income portfolios totaling over $950 Million in total market value. James currently resides in Charlestown, MA.

Brian has more than 10 years’ experience in multifamily housing and has worked extensively with both for-profit and non-profit developers in various capacities. Since joining Rockport, Brian has spent time as an Underwriting Analyst where he supported a MAP underwriting team. Prior to that, Brian worked for WinnResidential as a Property Manager overseeing the portfolios of various ownership groups that specialize in providing affordable housing throughout Greater Boston.
Brian graduated from Fairfield University in 2011 with a B.A. in Political Science. He is currently pursuing a Master of Business Administration (MBA) from the Carroll School of Management at Boston College in Chestnut Hill, Massachusetts.

Rob Milanette joined Rockport Mortgage in 2005 as Vice President. In this capacity, Rob is responsible for originating and structuring FHA-insured multifamily mortgage loans, with a particular focus on the recapitalization and preservation of affordable housing projects.
Prior to joining Rockport Mortgage, Rob spent more than seven years as a practicing attorney at two of Boston’s premier law firms. While at Foley Hoag LLP, Rob represented companies on a broad range of complex business transactions; and while at Kirkpatrick & Lockhart Nicholson Graham LLP, represented a diverse group of clients in complex commercial litigation matters. Rob utilizes his broad legal expertise to assist Rockport’s clients in structuring and executing complex recapitalizations utilizing the full range of FHA-insured mortgage products and preservation tools.
Rob remains a member of the Massachusetts Bar Association and the Real Estate Bar Association for Massachusetts, and is admitted to practice in the Commonwealth of Massachusetts and the United States District Court, District of Massachusetts.
Rob earned his J.D. from Boston College Law School (1998; cum laude), and holds a B.A. in Political Science from The College of the Holy Cross (1994).

Tony Roberts joined Rockport Mortgage in 2015 as Vice President. Before joining Rockport Mortgage Tony owned a consulting firm based in the Chicago-area focused on assisting clients in areas of business development, risk management and financial reporting related to certain institutional investment platforms.
Prior to that, Tony served as Senior Vice President, Zurich Holding Company of America in both Chicago and New York. During this time he was also a Registered Principal of a FINRA registered broker-dealer and served as its FINOP (financial operations) principal.
Tony attended the University of New Hampshire at Manchester where he studied Political Science and New Hampshire College where he was enrolled in the B.A., Marketing Program. Previously he has held the FINRA Series 6 and Series 26 licenses.

Further, she analyzed and evaluated transactions to recommend and take corrective actions to resolve any issues or problems in the development process. George Lieser co-founded Rockport Mortgage Corporation in 1992 and currently serves as Senior Vice President. George began his career in St. Louis, Missouri at the Pantheon Corporation where he was responsible for Multifamily Real Estate Development and Property Management. His mortgage banking career started at Mercantile Mortgage Corporation, where his responsibilities included origination of HUD insured project loans for apartments and healthcare properties. In 1983 George opened the GMAC Commercial Mortgage office in Boston, and in 1988 purchased GMAC’s HUD lending division to start a national mortgage company named Reinlein/Lieser/McGee.
George is actively involved in various charitable and civic organizations, including the Cape Ann YMCA, and the Holy Family Parish Mission.
George has a B.A. in Sociology and a Master’s Degree in Urban Affairs from St. Louis University, and a Master’s Degree in Theology from Boston College.

Rob Milanette joined Rockport Mortgage in 2005 as Vice President. In this capacity, Rob is responsible for originating and structuring FHA-insured multifamily mortgage loans, with a particular focus on the recapitalization and preservation of affordable housing projects.
Prior to joining Rockport Mortgage, Rob spent more than seven years as a practicing attorney at two of Boston’s premier law firms. While at Foley Hoag LLP, Rob represented companies on a broad range of complex business transactions; and while at Kirkpatrick & Lockhart Nicholson Graham LLP, represented a diverse group of clients in complex commercial litigation matters. Rob utilizes his broad legal expertise to assist Rockport’s clients in structuring and executing complex recapitalizations utilizing the full range of FHA-insured mortgage products and preservation tools.
Rob remains a member of the Massachusetts Bar Association and the Real Estate Bar Association for Massachusetts, and is admitted to practice in the Commonwealth of Massachusetts and the United States District Court, District of Massachusetts.
Rob earned his J.D. from Boston College Law School (1998; cum laude), and holds a B.A. in Political Science from The College of the Holy Cross (1994).

Linda Pellegrino joined Rockport Mortgage Corporation in February 2002 as Vice President. In this capacity, she is responsible for the origination and structuring of HUD-insured mortgage loans, with a concentration in the recapitalization and preservation of affordable housing communities across the nation.
Utilizing 30 years of expertise achieved through the successful navigation of highly complex FHA-Insured financing and HUD preservation initiatives, Linda specializes in developing innovative transaction structures utilizing the wide variety of value-enhancing incentives available to owners of HUD-assisted communities. Linda further utilizes her affordable housing expertise by serving as Rockport’s Principal Policy Advocate on HUD regulatory and administrative initiatives. Since joining Rockport, Linda has completed recapitalizations on more than 242 properties resulting in refinancing proceeds of over $3 billion.
Prior to joining Rockport, Linda served as Vice President for Recap Advisors, a Boston-based affordable housing consulting firm. There she developed, negotiated and implemented complex recapitalizations for primarily HUD-regulated and subsidized properties, including initiatives to renovate properties and extend their affordability using various preservation tools such as Mark up to Market (MUM), Mark up to Budget (MUB), Mark to Market, Flexible Subsidy Use Agreement renegotiation, Section 236 IRP Decoupling and Section 202 recapitalization.
Linda began her career at HUD and last served as a Senior Asset Manager in the Boston HUD Office, where she managed a large portfolio of affordable properties and designed and negotiated innovative workout strategies for distressed assets.
A graduate of the University of Massachusetts at Dartmouth, Linda has completed 600 hours of HUD training in housing finance and management, as well as additional course work in finance, management, community development, and housing policy at the University of Maryland, Boston University, and Harvard’s JFK School of Government. Linda currently serves as a Board Member for the National Leased Housing Association.
In December 2019, Linda was named Professional Woman of the Year by the Institute of Real Estate Management.

Tony Roberts joined Rockport Mortgage in 2015 as Vice President. In this capacity he is responsible for all phases of business development and loan sourcing efforts, specifically those focused on the acquisition, refinance, substantial rehabilitation and new construction of market-rate and affordable rental housing communities.
Before joining Rockport Mortgage Tony owned a consulting firm based in the Chicago-area focused on assisting clients in areas of business development, risk management and financial reporting related to certain institutional investment platforms.
Prior to that, Tony served as Senior Vice President, Zurich Holding Company of America in both Chicago and New York. During this time he was also a Registered Principal of a FINRA registered broker-dealer and served as its FINOP (financial operations) principal.
Tony attended the University of New Hampshire at Manchester where he studied Political Science and New Hampshire College where he was enrolled in the B.A., Marketing Program. Previously he has held the FINRA Series 6 and Series 26 licenses.

Since joining RMC, John has completed the underwriting of over 165 approved loan applications for projects located throughout 26 states. Closed loans were comprised of over 23,000 units and total more than 2.5 billion dollars in FHA mortgage insurance proceeds. John has closed loans for multifamily housing projects under HUD’s Multifamily Accelerated Processing (MAP) program and for healthcare facilities under HUD’s Office of Residential Care Facilities (ORCF) LEAN initiative.
John has been a featured speaker at several national HUD training sessions covering topics including MAP underwriting procedures, valuation, mortgage credit and environmental issues. As part of his duties, Ed manages a staff, has direct responsibility for borrower relations and is in frequent communication with the HUD regarding loan applications and related questions. Ed has underwritten 54 FHA loans totaling approximately $750 million during his tenure with the company. Ed has significant experience in all facets of multifamily lending, including affordable, market rate, low income housing tax credits (LIHTC), new construction, and substantial rehabilitation transactions.
Prior to joining Rockport Mortgage, Ed was a partner at a regional CPA firm. During his 21 year career in public accounting Ed developed a broad base of financial experience and served a wide range of industries including the construction, nursing home, multifamily, health care and non-profit industries.
Ed holds a B.A. in Accounting from Assumption College and a M.B.A. in Business Administration from Babson College. He earned his C.P.A. License in 1993 and is a member of the AICPA and Massachusetts Society of CPA’s.

Shawn oversees all HUD-insured multifamily and healthcare closings from loan commitment through securitization including the coordination of scheduling and funding with permanent lenders and investors while ensuring compliance with permanent lender and HUD requirements.
Before joining Rockport, Shawn worked for 15 years in the Boston Office of Regional Counsel of the U.S Department of Housing and Urban Development and served in various roles from Legal Honors Intern to Associate Regional Counsel.

After KPM, he joined Cabot- Wellington as a Staff Accountant where he maintained accounting records for the family’s various charitable foundations, LLCs, and legal entities as well as preparing financial statements and budget reports. Edward earned his B.S. in Accounting from Curry College and is currently pursuing his M.B.A from the Carrol School of Management at Boston College.

Chip Smith joined Rockport Mortgage Corporation in 2000 and currently serves as Chief Operating Officer. In this capacity he participates in all phases of loan origination, processing, underwriting and closing, and is responsible for overseeing business operations, allocation of resources and delivery of services, driving performance measures for the company.
Prior to assuming the role of COO in 2008, Chip spent eight years originating multifamily and healthcare transactions. His experience includes the financing of senior housing, market rate apartments and affordable housing for both profit-motivated and non-profit owners and operators.
Prior to joining Rockport, Chip worked for six years as a Certified Public Accountant at Arthur Andersen, followed by two years as a Corporate Controller in a private company. He has also served on the Board of Directors of a community bank for eight years.
Chip holds a B.A. in Business Management from Assumption College, Worcester, MA and a M.B.A. and M.S. in Accounting from Northeastern University, Boston, MA. He earned his C.P.A. license in 1994.

Shawn Aylward joined Rockport Mortgage Corporation in 2017 as Senior Vice President and FHA General Counsel.
Shawn oversees all HUD-insured multifamily and healthcare closings from loan commitment through securitization including the coordination of scheduling and funding with permanent lenders and investors while ensuring compliance with permanent lender and HUD requirements.
Before joining Rockport, Shawn worked for 15 years in the Boston Office of Regional Counsel of the U.S Department of Housing and Urban Development and served in various roles from Legal Honors Intern to Associate Regional Counsel.
Shawn graduated from Boston Latin School, Boston College and Boston College Law School, is a lifelong resident of Boston and where he and his wife Karen have three children, Moira, Thomas, and Ryan.

Edward Johnson joined Rockport Mortgage Corporation in April of 2021 and currently serves as Assistant Controller. In this capacity, he is responsible for assisting with processing payments to third-parties and invoicing clients during the loan underwriting process. In addition, Edward also assists with in house accounting procedures as well as all aspects of HR, IT, and communication goals.
Prior to his time at Rockport Mortgage, Edward began his career as a Tax Associate at Kevin P. Martin & Associates. While at KPM, he worked in tax services along with helping small business get set up with automated accounting systems online. After KPM, he joined Cabot- Wellington as a Staff Accountant where he maintained accounting records for the family’s various charitable foundations, LLCs, and legal entities as well as preparing financial statements and budget reports. Edward earned his B.S. in Accounting from Curry College and is currently pursuing his M.B.A from the Carrol School of Management at Boston College.

As Quality Control Specialist, Meagan works with all aspects of Rockport’s operations including origination, processing, underwriting and loan closing to ensure compliance with Rockport’s Quality Control Plan, in addition to coordinating external third-party Quality Control Reviews.

Diane Souza joined Rockport in 2001 as Controller. In this capacity she serves as a key member of the team, managing the flow of assets and providing financial analysis support to the owners. In addition, Diane oversees all aspects of human resources, IT and communications systems goals and issues, as well as large equipment purchases.
Diane has 18 years of experience in the commercial real estate industry and came to Rockport with twenty-five years of business experience from her former positions with Gorton’s of Gloucester, where she held positions in billing, credit, sales, and marketing, and Tops Computer Company where she served as the Operations Manager and Controller.
